When you sell a home in Ontario, a key piece of the puzzle is the land transfer tax—a provincial fee tied to the property’s value. Across Canada (except Alberta and Saskatchewan), this tax kicks in when ownership changes hands, paid as a lump sum when the deal closes. For home sellers, understanding this cost is crucial, as it impacts the buyer’s budget—and potentially your sale.
In most provinces, the buyer foots the bill for this tax at closing, alongside other expenses like legal fees. Alberta and Saskatchewan are the exceptions, skipping this tax entirely. But in Toronto, there’s an extra layer: buyers face both a provincial and a municipal land transfer tax, which can influence how attractive your home is to potential purchasers.
Ontario’s Land Transfer Tax Explained
The provincial land transfer tax in Ontario follows a tiered structure, last tweaked in 2017 with a new $2 million bracket. It also introduced a 15% non-resident speculation tax for the Greater Golden Horseshoe area. Here’s how it breaks down:
- Up to $55,000: 0.5%
- $55,001 to $250,000: 1.0%
- $250,001 to $400,000: 1.5%
- $400,001 to $2,000,000: 2.0%
- Above $2,000,000: 2.5%
For sellers, this matters because buyers factor these costs into their offers. A higher tax bill could mean negotiating room on your asking price.
irst-Time Buyer Relief in Ontario
Ontario offers a break for first-time buyers: a refund of the full land transfer tax, capped at $4,000. To qualify, buyers must:
- Be Canadian citizens or permanent residents
- Be over 18
- Move into the home within nine months
- Never have owned a home anywhere (nor their spouse during the marriage)
This refund covers the tax fully for homes up to $368,000. For pricier properties, buyers get the $4,000 max and pay the rest. They need to apply within 18 months of closing—a detail sellers should know, as it might attract first-timers to your listing.

oronto’s Extra Layer: Municipal Land Transfer Tax
Selling in Toronto? Buyers here face an additional municipal land transfer tax (MLTT), covering the area from Steeles Avenue in the north to Lake Ontario in the south, and Etobicoke to Scarborough east-to-west. Rates mirror the provincial ones up to $2 million, but as of January 1, 2024, Toronto added new tiers for homes worth $3 million and up (with one or two single-family units):
- Up to $55,000: 0.5%
- $55,001 to $250,000: 1.0%
- $250,001 to $400,000: 1.5%
- $400,001 to $2,000,000: 2.0%
- $2,000,001 to $3,000,000: 2.5%
- $3,000,001 to $4,000,000: 3.5%
- $4,000,001 to $5,000,000: 4.5%
- $5,000,001 to $10,000,000: 5.5%
- $10,000,001 to $20,000,000: 6.5%
- Over $20,000,000: 7.5%
This extra tax can make high-value homes a tougher sell, so pricing strategically is key.
oronto’s First-Time Buyer Rebate
Toronto sweetens the deal for first-timers with a municipal rebate up to $4,475. Eligibility mirrors the provincial rules: citizenship, age 18+, occupancy within nine months, and no prior home ownership (including by a spouse). For sellers, this perk could draw budget-conscious buyers to your property.
Can Transfer Taxes Be Skipped?
Buyers can dodge land transfer taxes in rare cases, like when a property shifts between family members—say, a parent gifting to a child or a spousal transfer—with no money or mortgage involved. If cash or debt enters the picture, the tax usually applies. As a seller, this won’t directly affect you, but it’s worth noting for unique transactions.

Why This Matters for Sellers
Even though buyers pay these taxes, they shape the home-selling process. In Toronto’s competitive market, a hefty tax bill might push buyers to negotiate harder or look elsewhere. By understanding these costs, you can set a price that keeps your home appealing while maximizing your return. Curious about how this impacts your sale?
